Concord West go-kart site plans six towers of up to 45 storeys

The Concord West block with the go-kart track and the indoor kids' play centre could become 1,222 apartments in six towers, under plans Urban Property Group has lodged with the state government.
The 2.17-hectare site covers 7 Concord Avenue, 202 George Street and 69–73 Victoria Avenue, between the railway line and Homebush Bay Drive and about 230 metres from Concord West station.
The towers would range from 12 to 45 storeys, with the tallest on the western side and lower buildings towards George Street and Victoria Avenue. The developer wants approval for the whole precinct in concept, plus detailed approval for the first stage: two towers of 39 and 45 storeys on a podium with townhouses, a pool and gardens.
The land sits in the Powells Creek floodplain, which has held back earlier plans. This design uses flood paths as green corridors and wetlands, with a raised loop road so emergency vehicles can get in during a big flood.
At least 3 per cent of the homes would be affordable housing run by a community housing provider, and 5 per cent of the first stage would be specialist disability accommodation.
The plan is going through the NSW Government's Housing Delivery Authority fast track, along with a rezoning from industrial and low-density housing. Look it up on the NSW Planning Portal to read the plans and make a submission while it's on exhibition.
